A demising wall is the fire-rated partition that separates two tenant spaces within a shared building. It runs floor-to-deck, meets specific UL fire ratings, and is required by code anytime you subdivide a commercial or industrial space.

Floor-to-deck steel stud framing sized and spaced per UL assembly requirements.
Fire-rated drywall
Type X gypsum board installed per UL design — 1-hour and 2-hour assemblies available.
Insulation
Batt insulation for sound attenuation and thermal separation between tenant spaces.
Taping & finishing
Full tape, mud, and finish to Level 4 or 5 — ready for your tenant's paint and buildout.
Fire caulk & penetrations
All penetrations firestopped and sealed per code — plumbing, electrical, mechanical.
Permit & inspection
We pull the permit, coordinate inspections, and deliver a code-compliant, signed-off wall.

Need a door, storefront, or rated opening? We can include hollow metal frames, fire-rated doors, and hardware as part of the same contract — no separate vendor needed.
